Simple formula can predict child obesity risk at birth | UnfairWeight

LONDON (Reuters) ? A simple assessment can predict at birth a baby?s likelihood of becoming obese during childhood, scientists said on Wednesday.

The formula, available as an online calculator, estimates the child?s obesity risk based on its birth weight, the body mass index of the parents, the number of people in the household, the mother?s professional status and whether she smoked during pregnancy.

Researchers who published a study of the test in the journal PLOS ONE say they hope it will be used to identify babies at high risk and help families take steps to stop them putting on too much weight before it?s too late.

Childhood obesity is a leading cause of early type 2 diabetes, as well as various types of cardiovascular disease, and is becoming increasingly common in developed countries.

According to data from the American Heart Association, almost 18 percent of boys and almost 16 percent of girls aged between two and 19 in the United States are obese. In England, 17 percent of boys and 15 percent of girls aged between two and 15 are obese, according to National Health Service (NHS) data.

?Once a young child becomes obese, it?s difficult for them to lose weight ? so prevention is the best strategy and it has to begin as early as possible,? said Philippe Froguel of Imperial College London, who led the study.

?Unfortunately, public prevention campaigns have been rather ineffective at preventing obesity in school-age children. Teaching parents about the dangers of over-feeding and bad nutritional habits at a young age would be much more effective.?

Froguel?s team developed the formula using data from a study set up in 1986 following 4,000 children born in Finland.

They were initially investigating whether obesity risk could be assessed using genetic profiles, but the test they developed based on common genetic variations failed to make accurate predictions. Instead, they found that non-genetic information available at the time of birth was enough to predict which children would become obese.

The formula proved accurate not just in the Finnish children they studied, but also in further tests using data from studies in Italy and the United States.

?This test takes very little time, it doesn?t require any lab tests and it doesn?t cost anything,? Froguel said. The calculator is available at:

http://files-good.ibl.fr/childhood-obesity/

Although the team?s work using common genetic variants did not prove to be helpful for predicting childhood obesity, they said about one in 10 cases of obesity are caused by rare mutations that seriously affect appetite regulation.

The researchers said tests for these types of mutations could become available to doctors in the next few years as the cost of DNA sequencing technology falls.

Finding The Right Injury Lawyer | Reference and Education ...

Whether you have recently been hurt in a car or truck accident, burned or injured by chemical exposure, hurt on a construction site, or simply frustrated by an insurance company that has refused to pay benefits that are owed to you, a personal injury lawyer can help! The aim of this article is to help you understand how to select the best one.

The personal injury lawyer you choose should be more than just "competent." Your legal team should be "remarkable". Your personal injury lawyer should provide you with resources to deal with all aspects of your case, answer questions, prepare intensely for trial, try your case (if need be) and always be prepared to fight on your behalf.

A truly remarkable firm will work hard to exceed your expectations. They will pull out all stops to get you compensation to cover damages you have suffered, which may include but are not limited to, medical and surgical costs, lost work time and wages, anxiety, pain and suffering, car mileage and many out of pocket costs that you may face. A respected firm will follow up with clients promptly. Look for a lawyer who has a reputation for being tough but fair, smart and compassionate. A great law firm will make sure the client feels comfortable, and at the same time, they need to send a message, loud and clear, to insurance companies and liable parties that they mean business. The right firm will not be scared to throw their credentials around for the benefit of the client.

Accident and injury victims often find themselves in a state of a shock after a traumatic event and do not act swiftly enough. When a terrible event disrupts everything in your world, it's only human nature to "wait a bit" to get your head together before moving forward, but this approach may not be the best idea. Here's why: Evidence from the accident or injury may get lost or even be deliberately destroyed in the hours and days after the accident. Witness recollections may grow foggier and more inaccurate as time passes after the incident. Even your own recollection of the event will give way to hazier, less accurate memories. And if you wait too long after the accident or injury, you may lose your ability to make a claim altogether, even if you have compelling evidence on your side, due to the "statute of limitations".

Each personal injury case is unique and needs to be looked at by an experienced injury lawyer. Choose a car accident lawyer that will give you the time and attention you deserve and need to win your case. Be sure they listen astutely to what you want and need and help you feel calm, comfortable, and taken care of throughout your case. Most injury law firms takes cases on a contingency basis. This means that until they win a trial verdict or reach a settlement, you do not owe anything.

5 Most Important Tips For Business Security | Modern Dignity - The ...

5 Most Important Tips For Business Security

A number of small scale businesses face some major security problems. Today, with the fragile economy, losses incurred as a result of inadequacy or absence of security measures could bring down a small company and also threaten its existence. Take an action to improve the security of your business or your home safety for adequate future protection by following the steps given below.

Surveillance cameras

Thefts by staff members and even customers can be avoided by installing such cameras. They should be put in strategic places such as offices and storerooms. A security camera?meant for business security can be placed outside the store to monitor who comes in and leaves the premises, this could prevent retail theft. Other cameras may be put in such a way that you can watch the cash registers from a distance. Cameras placed all over the store will monitor the behavior of a customer and other activities that could raise suspicion such as shoplifting.

Alarm systems

This can be used to prevent possible external theft, more importantly in cases where money is often handled by customers and staff members. Moreover, it can reduce theft after close of business at the end of working hours. The system can alert the police automatically in case an intruder attempts to sneak into the business premise in the absence of employees. Only a few employees should know the security passwords.

Security guards

Hire security guards who will look after the premise, especially if your business involves selling highly priced valuables like jewelry. Security guards can stay put for long hours or work in shifts within the normal business working hours. This kind of protection keeps thieves away and offer overall corporate security.

Computer security

Several businesses that depend so much on computers don?t permit the saving of files on hard drives by staff members in order to ensure that the business information is secure. Moreover, it is important to make follow ups on all created, saved and edited files while also finding out who accessed the files. These measures prevent copying of important documents by dissatisfied workers, in their own disks. The possibilities of selling or giving important data to competitors is thus reduced by using this system.

Internet security

Information security is not all about the files that are stored on the network of the company. For fear of identity theft, several customers don?t conduct online business with companies that do not use secure servers. They encrypt their information to prevent third parties from accessing and viewing it. This system is applied mainly by most web-based businesses. You are at a risk of losing important business, if your security management system fails to handle the potential threats and sensitivities of the clients.
Seek the services of an external security consultant if you don?t trust yourself or another employee to implement the above mentioned suggestions. He/ she can thoroughly assess and suggest the kind of security measures that suit not only your needs but also your wallet. Do not wait until it is too late to act.

(AP) ? Four gay men accused a New Jersey organization of fraud Tuesday for selling "conversion therapy" with false promises to make them straight.

They said during a Manhattan news conference that they were subjected to humiliations that included stripping naked and taking a baseball bat to effigies of their mothers.

The four attended sessions at the Jersey City, N.J.-based Jews Offering New Alternatives to Healing, or JONAH. The nonprofit advertises in Jewish publications and claims to rid men of same-sex attractions.

Three of the men are Jewish ? Chaim Levin, Benjamin Unger, and Sheldon Bruck. The fourth, Michael Ferguson, is a Mormon now living in Salt Lake City who was a college student in New York when he signed up for the services.

The men say in a lawsuit that the methods do not work and should not be marketed under New Jersey's consumer protection laws. They say the suit was filed Tuesday in New Jersey, but officials there could not confirm receiving it.

The men say in the suit that JONAH's practices included telling them "that gay sexual orientation is a mental disorder and gay people must change to straight in order to lead satisfying and happy lives" and "that when conversion therapy does not produce the promised results, the clients themselves are to blame for not sufficiently investing in and surrendering to Defendants' services."

JONAH did not return calls requesting comment.

The group's mission statement on its website says JONAH is "dedicated to educating the world-wide Jewish community about the social, cultural and emotional factors which lead to same-sex attractions."

Its claim that being gay is a mental disorder that can be reversed has been rejected by the American Psychiatric Association.

Speaking for the men at Tuesday's news conference were attorneys from the Southern Poverty Law Center, a Montgomery, Ala.-based civil rights organization.

"JONAH profits off of shameful and dangerous attempts to fix something that isn't broken," said Christine P. Sun, the center's deputy legal director. "Despite the consensus of mainstream professional organizations that conversion therapy doesn't work, this racket continues to scam vulnerable gay men and lesbians out of thousands of dollars and inflicts significant harm on them."

California has taken action against providers of conversion therapy.

Last month, California Gov. Jerry Brown signed a bill that prohibits licensed mental health professionals from using so-called reparative or conversion therapies with clients under age 18. Brown called the therapies "quackery" that "have no basis in science or medicine."

Two New Jersey lawmakers are drafting similar legislation.

Becoming an electrician starts with getting the right schooling. One can start quite early, even in High School. Many vocational programs in secondary schools have an electrical program. Following High School graduation, one can enter a program at a college to further their learning. Community colleges often have excellent trades program, including electrical. In addition to their typical general education courses like math and English, students will take practical courses where they learn both the science behind the trade and also get to apply and learn new skills in hands-on work. If one desires to learn more about the scientific end of things, they can attend a four year college that offers advanced programs like electrical engineering or similar majors. Community colleges are great because they offer students practical experience.

One can also do some extra work on their own to increase their skills and education. It is a great idea to find an experienced individual who works in the field and get close to them. An experienced worker can offer electrician training in the form of an apprenticeship or might be able to hire a student to work for them. They can also share the pros and cons of the industry, as well as stories from on the job. This will give the young student a better idea of what daily life is like as an electrical worker, and help them decide if this is really the field that they want to devote their life to. Working with a professional can help one meet others in the field and perhaps potential future customers. The pro may also have some suggestions for training programs or courses that the aspiring electrician can take advantage of. They can serve as a reference for the student's resume.

Before one can be successful in industry, they must have to proper education and training. Fortunately, budding electrical workers have many options to help them reach their goals and better themselves.

Scribblenauts Unlimited Review - Video Game News - Machinima ...

Developer: 5th Cell Media / Publisher: Warner Bros. Games / Played On: Wii U, PC / Price: $59.99 / Release Date: 11/13/2012 / ESRB: Everyone 10+ [Cartoon Violence, Comic Mischief]

scribble

Scribblenauts for the Nintendo DS sparked the interest of gamers the world over with its unexplored take on true choice in video games: choice being the creation of any object you can imagine. You could turn (nearly) any thought that came to mind into an object that existed in a hand-drawn world. It would live, it would act, and it would put you one step closer to completing your objective. It was hampered by its linear, repetitive style and mission structure, but praised for its creativity and innovation in trying something previously untried.

Scribblenauts Unlimited aims to deliver a Scribblenauts experience that takes on the pitfalls and pros of the open world while at the same time departing for the first time the mobile space where it was born. It?s a game that?s successful in tugging along its series? tradition of charm and wit, and adds a ton of familiar content that hardcore vocabulary Vikings will enjoy.

But despite all of its child-like charm, unbridled wit, and zealousness for inspiring creativity in the player, Scribblenauts Unlimited is quite simply what its title implies: near limitless amounts of the familiar Scribblenauts gameplay we?ve seen in its mobile incarnations, but that?s unfortunately about all it offers.

War_epic

Story

Like Scribblenauts games gone by, Scribblenauts Unlimited is light on narrative and places the focus squarely on creative puzzles to solve. There is a light story that helps give you a sense of the world you?re inhabiting. It?s a story of a brother and a sister ? Maxwell, the main protagonist of every Scribblenauts entry prior, and his sister, Lily. Given that their parents were both adventurers, the couple felt it necessary to force two of their 42 children (yes, 42) out into the world with only a magical notepad in hand ? those two being Maxwell and Lily. The magical notepad they possess physically spawns into the world any object that is penned in its pages. One day, Maxwell and Lily are approached by an old man in need of food, where the two youngsters instead play a mean, silly trick on him. It?s revealed that he is a wizard of sorts, and isn?t too happy with their childish tricks, so he curses Lily with a spell that slowly turns her to stone.

Maxwell learns that he can reverse Lily?s spell by performing lots of nice gestures and collecting starite particles that appear when said nice gestures are performed. With that, Maxwell is sent off to help the people of the world and begin his adventure.

scribblenautsu_review_a_1600

It?s here that Scribblenauts Unlimited really begins to set its tone as a game that?s not specifically exclusive to children, but does lean aggressively toward that demographic. Its story is easy to understand and detailed very blankly through short, colorful animations and doesn?t notably ramp up over the game?s course.

It?s a fine enough arc that pushes you to collect pretty ambitiously (at first) to assure Lily?s safety as she slowly becomes a granite statue (comparable to those found in public parks), it?s just a shame that all that collecting you?ll do becomes so overbearingly repetitive and familiar that motivation to continue dissipates as you play familiar mission after familiar mission.

scribblenautsu_review_e_1600

Gameplay

Purple jetpacks, tiny dinosaurs, huge chicken suits and pink chocolate cake. These are just some of the random objects you can create in Scribblenauts Unlimited, as was possible in the series? past entries. The library of creatable objects feels as expansive as it?s ever been, and that?s great to see. With the exception of a handful of very specific, niche items, I was hard-pressed to come up with objects that I couldn?t spawn into any given situation. The designers really did think of everything.

You can essentially perform two functions with the notepad: create objects and add adjectives to existing objects. The former allows you to do as previously described: create any sort of whacky creation your head can materialize, so long as it exists in the real world. However, the adjectives functionality allows you to get creative with these real-world objects. Create a pig and add the ?flying? adjective to give him new means of travel options, or turn a careless butterfly into a ?large angry butterfly? and see him float gracefully around a city attacking civilians at his leisure.

Objects you spawn stick around for the duration of your saved game, so that giant pink gorilla you spawned to fight that winged purple elephant from earlier will be there whenever you venture back to that part of the world. If you were waiting for an open-world Scribblenauts? I?m sorry. This frankly isn?t it ? it?s more or less a big world map with dozens and dozens of slightly larger-than-average levels to visit and complete missions within. There?s a multi-level sandbox here that?s begging to be appreciated as an open world ? it?s just lame that Scribblenauts has locked itself into a repetitive cycle of one linear mission after another.

SW_epic

Playing through the game allows you to partake in two predominant mission types ? structured missions with set goals that take place in a contained area, and short, personal objectives that usually only require the creation of one object to suit an individual?s particular needs. These missions may ask you to help a princess feel pretty by creating something a princess wears, like a dress, tiara, or sparkly shoes. Another mission might require you to help a man who?s bored and wishes for you to entertain him. To remedy this (and in the interest of my own time), I simply created a ?funny clown? and left him to enjoy it. I had my earned starite and was on my way. Fundamentally, every mission went like this.

The other mission type, as mentioned earlier, is a structured objective that has you completing a straight round of scripted sequences through the creation of objects and altering of others through adding adjectives to their name. This may involve you helping firefighters prepare a fire truck to hose down hordes of the undead, or maybe help an art museum manager fill paintings with objects that suit his liking.

Again, these missions are fun and creative and push you ever-so-slightly to stretch your imagination with what works and what doesn?t. But aside from the object creator and editor, where you can create new characters and objects of all varieties and import them into your world, there?s not much more to do in Scribblenauts Unlimited than can?t be enjoyed in the 3DS or, dare I say it, iPhone version. The larger-scale environments help to make it feel like a larger, console Scribblenauts adventure, but it unfortunately falls flat in its drab effort to feel like anything more than a mission pack DLC for another Scribblenauts game.

UR_My_Rock_epic

Bottom Line

Scribblenauts Unlimited is just more Scribblenauts, sadly. It may have slightly larger levels, a floss-thin narrative and a wonderful art style, but with the exception of the new object editor and the ability to share objects with your Wii U friends, it?s still just Scribblenauts on a bigger screen? but only slightly bigger.

I say only slightly because all of the action takes place on the Gamepad, essentially negating the need for the television at all.

The question remains? if you?re going to buy Scribblenauts Unlimited, why on the Wii U? The screen is not that much larger than that of the Nintendo 3DS (or a tablet), and you won?t be able to play the game staring at the television, as all it displays is what you?re seeing on the Gamepad but with none of the control options or HUD. This makes the game feel like it truly wants to be a mobile game like its counterparts. It?s a weird feeling when you realize that you haven?t looked at your TV once since you booted the game up, and that you might as well not be on a console at all. I?m not arguing that being able to play exclusively on the Gamepad is a bad thing, I?m saying that playing with the TV on is not only unnecessary, it?s inconvenient as a mechanism of play.

You may get as much kick out of Scribblenauts Unlimited as you have with past games, and you might even sink many hours into this game crafting objects and populating levels with the creations of your mind ? but for the price it requires and the level of variety and content it?doesn?t?offer, Scribblenauts Unlimited is just an okay game. It might be good for you, it might be great for your kids to play ? but it?s not a recommendation for all new Wii U owners ? not for $60. It definitely wasn?t for me.

If you have a capable PC and definitely want to play this game, I definitely recommend the Steam version. It?s $30 cheaper and even has full Steam Workshop mod/sharing support. The Nintendo 3DS version is also available for a?significantly?lower price, also worth your consideration over the Wii U version.

HOUSTON (CBS Houston) ? Stop thinking that all porn actresses are ?damaged goods.?

A new study finds that female porn stars are more religious and have a higher self-esteem than other women.

The study, which was published in the Journal of Sex Research, concluded that these women do not fit the ?damaged goods hypothesis.?

?In terms of psychological characteristics, porn actresses had higher levels of self-esteem, positive feelings, social support, sexual satisfaction, and spirituality compared to the matched group,? the study titled ?Pornography Actresses: An Assessment of the Damaged Goods Hypothesis? concluded.

The study compared 177 porn actresses to a sample of women based on age, race and marital status.

According to the Toronto Sun, researchers shot down the ideas that women who work in porn came from broken families or hostile backgrounds.

The study also found that women working in porn tried more drugs, had their first sexual experience at a younger age and had more sexual partners than those in the sample group.

The study was conducted by Rresearchers from Texas Woman?s University, Shippensburg University and Adult Industry Medical Healthcare Foundation.

Garber says Beckham 'overdelivered' to MLS

NEW YORK (AP) -David Beckham did everything Major League Soccer asked of him to grow football in the United States during his 5 1/2 seasons with the Los Angeles Galaxy, league commissioner Don Garber said on Monday.

Beckham plays his final competitive match for the Galaxy on Saturday in the MLS Cup final against Houston.

When Beckham left Real Madrid in 2007 to sign a $32.5 million, five-year deal with the Galaxy, he said he wanted to win and increase the league's popularity both domestically and abroad. The Galaxy won last year's title and are in the final for the third time in four years.

"I don't think anybody would doubt that he has overdelivered on every one of those measures," Garber said during a telephone conference call, his annual state of the league session as commissioner. "There's arguably not a soccer fan on this planet that doesn't know the LA Galaxy and Major League Soccer, and David played a significant role in helping us make that happen. He was an unbelievable ambassador for the league, for the Galaxy."

The league's regular season attendance average increased from 15,504 in 2006 to 17,872 in 2011 and a record 18,807 this year. After Beckham's arrival, the league announced expansion teams that started play in San Jose (2008), Seattle (2009), Philadelphia (2010), Vancouver and Portland (2011), and Montreal (2012), increasing the total to 19.

Ground was also broken for football-specific stadiums in Houston, Kansas City and Philadelphia, the long-delayed venue in New Jersey was completed, and extensive renovations took place in Montreal, Portland and Vancouver. Television exposure improved, but only slightly.

"We needed David Beckham in 2007 to help drive our credibility, to help grow our popularity and to show the world really that the United States ... was ready to support a division-one league," Garber said. "We don't need anything today to get us to the next level. It's a wide variety of initiatives, from player development, from continued investment in our overall player pool, to better and more focused marketing, to smart expansion to a transformation into a digital world where our games are even more available than they are today."

Thierry Henry, Rafa Marquez, Robbie Keane and Tim Cahill have followed Beckham to MLS. Given a chance to leave, Beckham stayed for 2013 in a deal that guaranteed him another $4 million. The 37-year-old former England captain said last week he was departing "to experience one last challenge."

"I don't believe we're going to be hurting when David leaves," Garber said. "The Michael Jordans and Wayne Gretzkys of the world, the Magic Johnsons, they have a great impact on taking a league to a higher level. And then if managed properly, the league and the clubs and the players that are still in the league are able to take that mantle and take it even higher."

Beckham's deal included the right to buy a future expansion team at a discounted price. Garber said only the New York market was excluded.

Denver-based Anschutz Co. said in September it was starting a process to sell its Anschutz Entertainment Group subsidiary, which owns the Galaxy and several other sports properties.

"There is a possibility for him to work with the league office to find ways to transfer, I guess, that option into an opportunity in LA," Garber said. "Way too premature to talk about that or even speculate about what that would look like, but that opportunity does exist if it meets the approval of the league, who in essence holds that value; David, who holds the option; and the Los Angeles Galaxy, who would have to be part of that discussion."

Tips For Buying/Selling In The Commercial Real Estate Market ...

Any endeavor in commercial real estate can be challenging and involves considerable risk. But, the rewards you reap in the end make it all very worthwhile. Use the guidelines in this article to help you begin your successful commercial real estate investment career.

You need to think over the community any commercial property is in before you commit to it. For example, if you?re offering high-priced goods or services, you might want to purchase property in wealthier areas where people are likely to be able to afford to buy from you. Or, if you are offering a service particularly attractive to the less wealthy, you should purchase in a less well-to-do area.

Get a commercial loan approval before looking at commercial property. Consult with friends and fellow investors to manifest a short list that includes the optimum lenders of your community. Research and prepare for the purchase process by finding the best lender for your needs, before even selecting a property. If you take some time to organize your paperwork, then it will be much easier to get that loan approved.

When hiring a real estate agent, read the disclosures completely before signing a contract with a realtor. It is important that you realize that you may be entering a dual agency transaction. This means the same agent will be representing the two parties. This means the broker represents you and the landlord during the transaction. If this is the case, and the agent is a dual agent, this should be known to both parties and agreed to by both parties.

Have financial statements available to show to potential lenders if you want to purchase commercial real estate. The lending institution will think you are not very responsible with your money and they may not lend it to you.

Real Estate

Research any real estate brokers you are considering working with, and ask questions to determine whether their visions align with yours. Learn their methods of measuring their results. Understand exactly how they do business with their clients, and which strategies and methods they employ. Don?t use a broker who has wildly different values than you. You should feel comfortable with their strategies, and with any beliefs they have regarding real estate, especially their beliefs about what will promote success.

When you are picking a broker, make sure you know if they are experienced within the commercial real estate market. For better results they should specialize in the specific area that you want to buy or sell in. With that broker, you also want to enter into exclusive agreements.

Occupation is the key when you purchase commercial properties for rent. Vacancies cost you money, because you have to pay for maintenance and upkeep without drawing income from them. If you have multiple properties open, figure out why, and try to correct the issue that could be causing a loss of tenants.

Start posting on a blog to give yourself an expert reputation. This can help you find people to buy what you have for sale or even those who will lease space.

In the beginning, a great deal of time might be required to spend on your investment. Good opportunities can be found if you look, and after you have made a purchase, the property may require repairs or remodeling. Don?t let the amount time you need to put in during this phase discourage you. You may need to spend some time researching before buying your commercial real estate purchase, but it will pay off in the end.

Do your research so you know ahead of time if you will have issues with the environment surrounding your property. It is your responsibility to ensure that your property is free from environmental waste or safety hazards. Are you considering a property that is located in a flood zone? Think over your options again. It?s possible to get information specific to the locale you?re considering by contacting environmental assessment agencies in that area.

Find out what kind of negotiation style is used by prospective real estate brokers. Ask about their training and experience. Ensure that the broker fights tooth and nail to get you the best price on your property, but make sure he or she doesn?t use underhanded tactics. Request to see examples of previous negotiations, both those that were unsuccessful and those that were successful.

Stay on the lookout for sellers who are enthusiastic about making a deal. You have to look for them, especially those who need to sell below the market value. Nothing happens at all in the world of real estate unless you unearth a potential deal, which is a discovery typically promptly followed by meeting a motivated seller.

If you are in a situation where you have to choose between two attractive commercial properties, remember that size matters. Regardless of which way you choose, coming up with the capital is a common factor, so often times it will be be worth digging a little bit deeper to get the larger property in order to maximize your long-term profits. Generally, this is similar to the principle of purchasing in bulk; if you purchase more units, you will end up getting a better price per unit.

Determine what the company you are working with considers a good placement. Ask them how they estimate your needed space, what criteria they use to vet potential properties and how they intend to get you the best price. These are all things you should know before you sign with a firm.

Prior to listing your commercial property for sale, have it checked out by an inspector with at least five years of experience. If anything turns up during the inspection, you should immediately address the problem.

Square Footage

You want to make sure the square footage is clearly available. Commercial property can be effectively measured by how much square footage is actually usable by a business, whereas the physical total includes walls and uninhabitable or inaccessible areas. Get both measurements so you have a solid understanding of the size of the property.

Know that you need to charge the proper amount of rent so as to make money on your investment. Decide the exact amount of rent you want to accrue each month prior to having even a first conversation with a possible renter. This will keep you from straying from your overall business plan, ensuring an increased chance for future success in regard to your investment.

Choose a reputable business where they strive for exceptional customer service. If you end up with a bad real estate company, you may pay more for the property than what it is worth.

When obtaining a loan for commercial real estate, it is up to the borrower to directly request an appraisal. Banks will not allow them to be used later. Protect yourself from this problem and get the appraisal done on your own dime.

Bigger Issues

You should establish your presence online before entering the market. Make a website for yourself and make a LinkedIn profile. Make sure that you use search engine optimization on your website so that people can find you easily. Your goal is to have people instantly find information about you when they type your name in to a search engine.

When you?re writing letters of intent, try to keep it brief by agreeing with the bigger issues initially and let the lesser issues be resolved at a later time. This lets you get the bigger issues out of the way first and makes small issues simpler to complete.

As the above article stated, purchasing commercial real estate can be extremely rewarding when it comes to making a profit. Follow this advice to succeed, and avoid traps with your commercial real estate.

Knowing a lot about Overseas Property through the reading of this article is a great way to begin the process. Also, this information will be fresh, so that you can apply it effectively. Education will enlighten as well as brighten your world.

Permanent Record

The old Manhattan Trade School for Girls report cards, which I found in a discarded file cabinet in 1996 (you can get the full story on that here), are filled with notations that present puzzles. One of them appears on the card of a student named Leah Palmigiano, who began attending Manhattan Trade in December 1919. Her address was initially listed as 338 E. 14th St. in Manhattan but then was crossed out in favor of 337 E. 14th St.

It's not unusual for a Manhattan Trade report card to show multiple addresses for a student, since many of the families moved to new residences and the school often kept tabs on students even after they graduated. But I was intrigued by Leah's address being shown as 338 and then 337?did her family simply move across the street, perhaps because they had relatives there? Or maybe her address was recorded incorrectly the first time, and then someone fixed it? Or was there some other explanation?

As I recently discovered, Leah did indeed move across the street during her time at Manhattan Trade. It was a move necessitated by tragic circumstances and one that changed the course of her life. It also led to one of the greatest success stories to emerge so far from the Permanent Record project.

Peter Vallone is a familiar name to those who follow New York politics. He was a member of the City Council from 1974 through 2002 and spent more than half of that span serving as council speaker?the second most powerful post in the city after the mayor. In 1998 he was the Democratic Party's gubernatorial candidate, losing to the incumbent, George Pataki. Although Vallone is now retired from politics, his name still circulates in public life thanks to his son, Peter Vallone Jr., a city councilman from Queens who's generally assumed to have ambitions for higher office.

Now 77 years old but still active as an attorney and consultant, the senior Vallone maintains an office near his longtime home in Astoria, Queens, and another one in the historic Woolworth Building near City Hall in Manhattan. He recently agreed to meet with me at the Manhattan location, where we discussed the life of his mother, Leah Palmigiano Vallone?the Manhattan Trade School student who moved across the street.

Leah, a child of Sicilian immigrants, was born in New York in 1905. As noted on her report card, her father, Fortunato, was already deceased by the time she began attending Manhattan Trade in 1919. What's not noted is that Leah's mother, Marie, was blind. "I'm not sure what caused the blindness," Peter Vallone told me. "Anyway, she died, too, when my mother was about 15."

This would have been around 1920, when Leah was still attending Manhattan Trade. She and her older brother were now orphaned, but help was available from another Italian family in the neighborhood?the Vallones, who lived across the street.

"The Vallones were a large family?there were nine brothers and sisters," Peter explained to me. "And the sisters knew my mother, because they lived across the street from each other. So when my mother's parents died, they took her in. They had taken out two apartments and combined them, so they had a lot of bedrooms." The Vallones didn't officially adopt Leah, but they treated her as one of their own and gave her a home. (It seems likely that the Vallones also took in Leah's brother, although Peter isn't certain of that.)

None of this drama is documented in Leah's school record, which is surprising, given that many of the Manhattan Trade report cards include extensive notes about the students' home and family situations. In any event, it must have been an extremely difficult time for Leah. Aside from dealing with the grief of losing her remaining parent, she had to adjust to a new family culture that was very different from what she'd been used to. Her family was small and reserved, while the Vallone clan was large and boisterous.

"The Vallone family had a big love, an embracing love," said Peter. "Whereas my mother, she was more introverted. Even later in life, she loved her immediate family, but her feeling regarding the extended family was more, 'You live your life, I'll live mine.' " Maybe that came from spending her teen years in a family that wasn't her own, or maybe it was just her nature.

Despite all this turmoil, Leah's report card shows generally good grades and positive teacher comments. She apparently made a positive impression on the staff, because Manhattan Trade hired her as a vocational helper and an assistant teacher clerk after she completed her trade training. That must have been a plum job compared to the grueling garment factory work that most of the girls ended up with, and it put Leah in a fairly elite club: Of the nearly 400 Manhattan Trade School students whose report cards are in my collection, only a handful were hired to work at the school. She apparently enjoyed the job.

Meanwhile, Leah had found more than a new home when she moved to the other side of 14th Street. One of the brothers in the Vallone household?Charles Vallone, who was a few years older than Leah?had taken a liking to her, and the feeling was mutual. They courted while Charles went to college and law school and were finally married in 1928. In 1931, they moved to the Queens neighborhood of Astoria. "I still live half a block from that apartment house today," said Peter.

As Charles worked for a bank and then a law firm and Leah worked as a principal's assistant and substitute teacher at a high school in Manhattan, the two of them slowly began getting involved on the organizing level of local politics. For Charles, this came easily?he was naturally gregarious, a glad-hander. But how did Leah, with her more reserved demeanor, get involved?

"Reluctantly," said Peter. "See, my father was very active politically, so everyone knew my mother because of that, and everybody liked her. But she never enjoyed it. She never wanted to be a state committeewoman, and then they elected her district leader, and she didn't want that either. She didn't like the fighting and acrimony. After a few years, my father got elected as a judge, at which point he could no longer be involved in politics, so she immediately resigned from everything."

It's interesting that Peter got involved in politics even though one of his parents found the whole racket so distasteful. Did Leah discourage him from seeking elective office? "No, she encouraged me, and I think she was very proud of me," he said. "But like any mother, she just didn't want me to get hurt."

And what about Leah's and Charles' contrasting social styles?did that ever make for an awkward match? "No," said Peter, "because they complemented each other so well. If they walked into the room right now, my father would ask you all sorts of questions?where are you from, how'd you get here, what's your last name, and so on?to the point where he'd know everything about you within a few minutes. My mother wasn't as outgoing, but she'd be very polite and answer any questions you might have."

Peter himself seems to fall somewhere in between, at least at this stage of his life?outgoing but also patient, letting the conversation come to him. A hint of his younger, presumably more boisterous self came when I asked him to pose for a photo with Leah's report card, at which point he instantly flashed the electric smile of a career politico. Once a candidate, always a candidate.

An unfortunate thread running through Leah's life is the death of most of the men she was close to, usually at an early age. Her father passed away when she was still a girl; her brother, who had settled in Pennsylvania but with whom she was still very close, died of a heart attack while in his late 40s; Charles, her husband, died in 1967 at the age of 66. But the biggest blow came one night in 1975, when her son Buddy?Peter's older brother?was killed by a hit-and-run driver in Astoria. He was 42.

Leah and Charles Vallone with their sons, Buddy (far left) and Peter, right, circa 1960s.

Leah and Charles Vallone with their sons, Buddy (far left) and Peter, right, circa 1960s.

Peter had to deliver the news to Leah the following morning, which he called "the hardest thing I've ever done." Later that day, Leah fainted, fell, and broke her ankle, triggering a physical and mental deterioration that played out over the ensuing decade. She passed away in January 1985 at the age of 79.

Although the earliest and latest chapters of Leah's life were difficult, Peter said the times in between were happy ones. And while there are other students in my Manhattan Trade School report-card collection who went on to have brushes with fame (Eva Greene Rosencrans, for example, designed Mamie Eisenhower's inaugural ball gown), I'm not aware of any students whose children achieved a public profile to rival Peter Vallone's. When you add up the political careers of Charles, Peter, and Peter Jr., Leah shapes up as the de facto matriarch of what has become a New York political dynasty?an impressive achievement for an orphaned daughter of Italian immigrants and a classic example of the American dream made good.

For Leah, that dream started when she left behind her old life at 338 E. 14th St. and moved across the street to 337. I was curious to see what those addresses looked like today, so I recently went out to the East Village to have a look.

At 338, where Leah's family lived, there's a five-story building with a beauty salon on the ground floor. But Leah's family lived here a nearly century ago?it may be the same address, but is it the same building? The building's certificate of occupancy, available via the Department of Buildings' website, describes it as an "old law tenement," which means it was built between 1879 and 1901. So yes, this is the building where Leah was living when she began attending Manhattan Trade in 1919.

Across the street, however, there have been changes. A large, modern apartment complex sprawls out across several lots in the middle of the block. Its address is 333, and the next building to the east is 347. So 337, where the Vallones lived when they took Leah in, no longer exists. The symbolism, however, remains intact: The old building at 338 represents the past, while the modern building across the street represents new life, a fresh start, progress. That?s certainly how it turned out for Leah.

This will be the last Permanent Record article on Slate, at least for a while. (We may run additional entries as developments warrant.) But you can still keep up with the project over on the Permanent Record Blog, where I'll continue investigating the Manhattan Trade School report cards, along with other found objects that have stories to tell. You can also sign up for the Permanent Record mailing list by sending me an email. My thanks to all of Slate's readers for your support and enthusiasm?it's been a privilege to share these stories with you.

In the earlier ages, editing was physically done, with the help of mechanical equipment that sliced, spliced and appropriately put together 'linearly' edited reels. The digital revolution and technological advances like the Firewire have magically simplified the post-production process. With software applications like Adobe Premiere, Final Cut Pro and Windows Movie Maker, editing is not restricted to professionally trained editors and apprentices. The ease of use and interactive applications has made it possible for film students, amateurs and one-time users to edit their own film or video productions.

The advent of computers has also allowed editors to enhance the creativity of their work. Unlike the mechanical equipment which was used on the original reel and did not warrant a liberal creative license or room for error to the editor, digital editing offers a huge scope for improvisation. The latter has opened up avenues for experimentation, much better treatment and quick editing procedures. Off late, films have been centered on editing and the whole post-production process, rather than the filming of the same. Recent examples can include 'The Lord of the Rings Trilogy' and 'Avatar', the latter incidentally being the highest revenue-grossing films of all time!

With technology advancing in the speed of light-years, editing in film and TV production has gained a pivotal role. And every filmmaking unit, irrespective of size, style, location or budget, has already acknowledged the same!

Gas blast injures 18, levels Mass. strip club

Video shows the moment when an explosion goes off in Springfield, Mass., and authorities believe a natural gas leak is to blame. NBC's Brian Williams reports.

By NBC News and wire reports

Eighteen people were hurt when a natural gas leak triggered an explosion that completely leveled a strip club in Springfield, Mass., and damaged 12 other buildings, officials said Friday.

The blast blew out all windows in a three-block radius, and prompted emergency workers to evacuate a six-story apartment building that was buckling.

People were knocked off their feet by the blast, NBC affiliate WWLP-TV reported.

Those injured in the blast included nine firefighters, four gas company employees, two police officers, ?one water and sewage employee and two civilians.

Two hospitals treated the injured people, though none were in critical condition, officials said.

"It really was a miracle on Worthington Street that no one was killed," Lieutenant Governor Tim Murray told reporters at a news ?conference in Springfield Friday night.

The blast, which leveled the Scores Gentlemen's Club, was was heard for miles.

Fire Marshall Joe Conan told reporters at the press conference that the call reporting a strong gas odor came in at 4:20 p.m., and the explosion took place at 5:25, about 15 minutes after the gas was shut off.

The club had been evacuated by the time gas leak ignited.?

A dancer at the club told? The Springfield Republican?that?she was on stage?when the evacuation order came.

While she was gathering her clothes, she said, the manager came up and told everyone, "I don?t care if you?re (expletive) naked or not, get out."

"I feel lucky we got out,"?said the dancer, identified only as Debbie. She said all her work clothes were lost.

At a restaurant two blocks away, waitress Stephanie Simmons said the blast shocked customers.

"It rocked us so hard the windows smashed," she told The Springfield Republican. "It felt like an earthquake or a large explosion. There was pretty much chaos."

Officials at the news conference said that teams of inspectors would be sent to look at damaged buildings on Saturday, and there would likely be controlled demolition of those that were badly damaged to make the scene safe.

Meantime, the?Massachusetts Emergency Management Agency was assisting the city to provide shelter for people displaced by the explosion, Lt. Gov. Murray told reporters at the press conference.?

Springfield is the largest city in western Massachusetts with a population of about 150,000.
